Obviously they know something is wrong with the property otherwise they would not be willing to discuss a "goodwill offer".Getting them to admit it is another problem.

Way to go Yorkshireman. Sounds (excuse the pun) like you've got them on the run. As has been said, they know there is a problem - don't worry about them mentioning lawyers - it's a trick we all use to get people to listen & back down. If you were to mention lawyers, they'd probably poop their pants. Record the conversation, agree to nothing - fight the evil scum. Wish you Good Luck this afternoon - keep us posted on how it goes

Well it was a strange meeting, lasted only 15 mins.Remember i was lied to 3 times and he proceeded to tell me we all make mistakes and his colleague who lied to me is a close friend,he would trust him with his kids and he is a god fearing church go-er,i was a bit thrown by this but replied with the words that when he attends church on sunday maybe it would be a good idea if he visited the confessional booth. He said we don't offer compensation to which i replied i don't want any,i just want to sleep in peace and i told him what we would like which is the kitchen, bedroom and en-suite soundproofing. He kept repeating the fact that if he offered anything it could open the floodgates for claims,so i reminded him that his colleague said nobody else in the Yorkshire area was complaining and the fact he was worried about it was a contradiction,if nobody was complaining then there would be no floodgates.I asked him what my options are and he said they don't want to go to court to which i agreed provided they were prepared to rectify the situation. It was left at that point and he said he would discuss it with his boss and would get back to me at the end of this week or beginning of next when i will find out if or what they are prepared to do. Thanks for all your support messages.

Yorkshireman That was a really good pick up on the "opening floodgates" comment, but the fact is they could easily make you an offer but tie it up in something like a compromise agreement which would have a built in confidentiality clause. You get your compensation but have to agree not to discuss it, in employment law they are a legally binding contract & I'm sure any solicitor worth their salt could draw one up to suit. Think of the phone hacking scandal & all those peeps were all you heard at the end was "they settled" pretty much the same thing, a settlement agreement, but if something like that was to be offered you would need independant legal advice to get any document translated from legalise for you, once signed they can't be reversed unless one party breaks the terms. For an employment compromise agreement the employers have to pay the employee's legal costs but those payments are normally capped at around £250, and your adviser has to sign to say you understand what your signing. If they offered you something nothing stopping you asking for something to cover your costs. After all if it did go to court you would be able to claim for that. My guess is they haven't been anywhere near their legal team, cos any good solicitor would have to tell them if they were in the wrong.
